The availability of this modern, mostly furnished three-bed duplex at 8 Wood Quay in Midleton for a guide of €215,000 might offer a young house hunting couple the possibility of a happy new year.

Built in the early 2000s in a row of six duplexes, it has 90 sq metres of living space and a C1 BER.“ It’s been very well maintained by the current owners who are now planning to build a new home and are including most of the furniture in the sale,’’ reveals Aoife Lenihan of Cronin Wall Auctioneers.

On the lower floor, the duplex has a spacious kitchen/ dining/ living area with white kitchen units and a sliding door opening onto a small balcony. The upper floor has a bathroom and three bedrooms. Outside the front doo,r there’s also a balcony area that the owners use for sitting out.

“The owners, who bought the property around four years ago, have recently upgraded the gas boiler,’’ says Ms Lenihan, noting that the duplex has two parking spaces.

Wood Quay, a 28-unit apartment/duplex complex is located at Bailick Road, around a 20-minute walk from the town centre.

The Property Price register doesn’t show many recent sales of Wood Quay properties although No 28 – which overlooks the river – sold for €250,000 in July. This duplex, No 8, sold for €185,000 in 2021.

VERDICT: A good-sized property for its guide price - it’s mostly furnished and looks move-in-ready.

Attractively updated three-bed houses with a guide of €290,00, like this one at 19 Laurel Ridge in Shanakiel, are the type of properties that can be hard to come by.

Built in the 1980s, it’s an end-of-terrace house which has been redecorated by the current owners who bought in 2017. Accommodation includes a modern sitting room, a tiled kitchen/diner with cream units, a bathroom and three bedrooms.

The BER is a D2 so could be improved.

Selling agent Glen O’Connor of DNG Creedon Finn O’Connor says it’s affordable, very well maintained and perfect for a first-time buyer.

VERDICT: Proximity to Apple HQ (a ten-minute walk away) is also a selling point.

In the past, terraced houses near Cork city centre like No 25 Reed’s Square were usually used as rentals, but the two-bed property is now an owner-occupied home and is expected to sell as one again.

"We are getting a lot of interest in city centre properties from first-time buyers, downsizers and - because it’s within easy reach of UCC- from the parents of college students,” says Stella Troy of Barry Auctioneers revealing that she recently sold two terraced city centre houses to owner-occupiers.

New to the market with a guide of €235,000, No 25 Reed's Square is a small 50 sq metre property dating from the 1900s. “It had been upgraded with a new kitchen and bathroom before the current owners bought it in 2018. Since then they installed double-glazed windows, new external doors and a stove and brought the BER up to a D2," says Ms Troy.

Accommodation includes a sitting room with a stove, a tiled kitchen with cream units and a small utility area at the rear The upstairs has a shower room and two bedrooms, one of which is used as a home office. 

The central location on Reed’s Square is seen as a good selling point. “It’s just a five-minute walk to the city centre and a 15-minute one to UCC,’’ says Ms Troy.

Since it doesn’t have a rent cap it could also appeal to investors, but according to Ms Troy, almost all the interest so far is coming from buyers who want to be owner-occupiers and parents who want it for their UCC-going offspring.

VERDICT: Affordable and central.

This mid-terrace two-bed house at 3 Evergreen Buildings in Cork City needs major work but a new owner will have the option of applying for a €50,000 Vacant Property Refurbishment grant and SEAI energy upgrade grants.

So says Kyle Kennedy of Hegarty Properties who is seeking offers of €185,000 for the Victorian-era property which has been vacant since January 2023.

In need of significant modernisation, it has 65 sq metres of accommodation and an F BER rating.

VERDICT: Centrally located, it’s within a five-minute walk from the South Mall.
