FIVE new homes are being built on the 0.88-acre grounds of a former 1950s home called Shadow Lawn. Two are already been sold (inc the original, upgraded), for well over the €910,000 price which the original Shadow Lawn made in 2022.

Gone are two four-bed/five-bedroomed detached houses of 2,074 – 2,249 sq ft, sold for €950,000 and €975,000, and left to sell are three smaller, 1,925 sq ft, three-storey, four-bedroomed houses, a pair of semis, and a detached house, at €795,000, at c€820,000 and at €895,000, says estate agent Trevor O’Sullivan, of Lisney Sotheby’s International Realty.

The five A2-rated homes are being delivered via Cygnum timber-frame construction, with underfloor heating, on the original grounds of the 1,600 sq ft detached house Shadow Lawn, between the Bridgewater and Daffoldil Fields schemes, which are now 20-25 years old, just on the Ballincollig side of the Poulevone roundabout.

The architectural design is by Deady Gahan and the Tower-based Whitebon Development has directors Michael O’Mahony and John O’Mahony.

The sales have a PC sum of €13,000 for kitchen/utility fit-out and €3,500 (ex Vat) for bathrooms, whilst heating is via air-to-water heat pump, underfloor on all levels, with HRV.

These new home sales just shy of the €1m mark come the same month as a family home on the Carriganarra Road is set to exceed its €945,000 AMV launch level price. Silvergrove is a mid-2000s-built 2,700 sq ft home on a 0.3 acre site, near St Oliver's Cemetery.

The Price Register shows 23 sales on the Model Farm Road in excess of €1m: subtracting houses bought for development, it's likely the 'Model' address has commanded 18 private home sales over 'the Big Note.'  

Meanwhile, the Price Register shows the sale earlier this year of 1 Earlsford, in Ballincollig's Greenfields at €1.05m, sold via Sherry FitzGerald's Norma Healy who also has offers going over €1m currently on 7 Limeworth, Ballincollig, which launched in late autumn seeking €1.2m.

VERDICT: Price levels on the Model Farm Road seem to be taking a bit of a leap past the Poulevone roundabout, too?
