I’m putting my property in West Cork on the market so have lots of ideas swirling around. One thing that came up in conversation with a friend was about viewings. Should I choose open viewings or individual appointments? What’s the difference, how do they work, and what’s the best option to sell my property? My understanding of open viewings is that anyone can come in and look at my house at the same time as lots of others. If so, I’m concerned about my safety and also my personal possessions.

Choosing between open viewings and individual or private appointments depends on several factors, including your property type, the current market, and your personal circumstances. And of course, it’s easy for buyers to drop by within the set time slots to explore your property. This method allows you to showcase your home to many potential buyers in a shorter period.

Open viewings can be especially effective for properties with a lot of interest in them or to generate buyer interest.

So, if it’s the former and you’re selling a home in a popular area open viewings can help to create excitement. When potential buyers see others expressing interest, it can lead to quicker offers.

But for properties in popular locations open viewings can generate excitement and give multiple people a chance to view your property, which can lead to quicker offers.

If still undecided seek the advice of your estate agent who will know the market and should be able to guide, you on which approach would work best for your property sale.
