FEEDING the trading up pipeline is No 6 Arbour Court in Grange, where the owners are themselves trading up and where local households feeling the pinch of a three-bed semi-d are likely to view it as an opportunity to upsize while staying in the neighbourhood. Those already living in Grange Heights are therefore likely to be at the forefront of those viewing this detached, five-bedroom property, where privacy is at a premium.

No 6, built 50 or so years ago, has benefitted from a fair bit of cosmetic surgery, hence its youthful-looking interior.

 Bought by its current owners in 2016, it’s undergone a series of decorative upgrades, including fresh paintwork and stylish panelling in the hallway, main living room (with stove) and dining area. 

The kitchen was modernised too and it’s a bright, airy space with lots of rear-wall glazing — with a sliding door to an upgraded decking area.

Selling agent Michael O’Donovan of Savills says it’s a family home box-ticker, although the fact that it’s a bungalow could also attract downsizers.

“It’s a ready-to-go family home that will appeal to both first-time buyers and households trading up,” the agent says.

He predicts interest too from UK buyers looking to relocate.

The guide price for the 191sq m property is €545,000.

The Property Price Register shows it sold to the current owners in 2016 for €415,000, with commendable upgrades since.

The most recent Arbour Court sale was of No 18, which sold in 2022 for €570,000.

It was one of the largest homes in Arbour Court (211sq m) (it featured at the time in these pages) but was quite dated.

Arbour Court is about a 10-minute drive from Cork City centre, Cork Airport is eight minutes by car and Douglas Village is a 25-minute walk away.

VERDICT: Substantial, nicely-turned-out, ready-to-go family home on a private site, in a convenient location.
