Plans for up to 350 homes in Cork’s western suburbs are being prepared after the ESB and the Land Development Agency (LDA) confirmed a land transfer deal.

The ESB has agreed to transfer to the LDA a 2.7hectare greenfield site at its Sarsfield Road regional headquarters in Wilton, which the agency bought for just over €3m last year.

The site is next to Wilton Shopping Centre and near the Cardinal Court and Wilton Court residential estates.

The Irish Examiner reported last December how site was valued at €500,000 but the deal included some €2.6m in compensation to the ESB for the inconvenience of selling the land.

The LDA has already appointed a design team for the housing project and said it expects to lodge a planning application for about 350 new homes on the site with Cork City Council in the first quarter of next year.

The proposed homes will include a mix of affordable for sale houses and cost rental apartments.

The LDA said subject to planning approval, construction could start in early 2026, with the first homes being delivered in late 2028.

The agency also said it plans to engage in extensive public consultation and will publish “framework and vision documents” to facilitate this before any planning application is made.

The site, just over 4kms from the city centre, has public transport links along Sarsfield Road. New pedestrian and cycle links are proposed for the area.

It is close to the South Ring Road and within short walking or cycling distance of Cork University Hospital, Munster Technological University, schools, shops and other local services.

The LDA is already delivering 267 homes at the former St Kevin’s Hospital site in Shanakiel in Cork city and is developing 302 cost-rental apartments at Horgan’s Quay.

The Irish Examiner reported last week how the LDA is also set to begin advance survey works over the coming months on a massive site in Kilbarry which, long-term, has the potential to deliver over 3,000 homes.

LDA chief executive John Coleman said the transfer of the ESB site is another positive development for the agency as it continues to ramp up the delivery of affordable new homes.

“This planned development will have the potential to provide much-needed housing and new facilities in a desirable area alongside established communities and close to a range of existing amenities and services,” he said.

“The LDA is actively working with state bodies to access state-owned land that has the potential to deliver thousands of homes.”
