More than 15,000 eviction notices in first nine months of 2023

More than 15,000 households have received eviction notices in the first nine months of 2023, with at least 10,000 due to have left their homes by Christmas time this year, new figures show.

In the third quarter of this year, 4,518 notices of termination were received by the Residential Tenancies Board, the rental watchdog said Thursday.

In almost two-thirds of cases (63%), the reason given for the eviction notice was that the landlord was selling up.

A further 14% said it was because either the landlord or a family member wanted to move into the property while breaches of tenant obligations were cited in 15% of cases.

While two in four eviction notices (1,863 of them) were for properties in Dublin, a further 497 eviction notices were issued in Cork, 255 in Galway, and 204 in Limerick.

Analysis of the RTB figures shows that 4,325 of the households given an eviction notice at any point this year were given a date to leave their property in either October, November, or December.

Furthermore, of the 15,006 notices to quit issued by landlords in the first nine months of the year, 10,344 of them gave quit dates of some time in 2023.

The 4,518 notices to quit in Q3 was a reduction from the 5,735 eviction notices issued in Q2 and 4,753 issued in Q1. So far this year, at least 6,000 households were due to have left their home as a result of an eviction notice.

Emergency accommodation

Recently published figures from the Department of Housing show that, of the families newly entering emergency accommodation in the third quarter of this year, one-third of them came as a result of an eviction notice.

Analysts say that the numbers made homeless as a result of being evicted may be far higher than official figures suggest, as many of those classed as a “relationship/family breakdown” will be situations where someone has been evicted and has stayed with family and friends for a short period of time before seeking emergency accommodation.

Further data released by the RTB shows that 17,051 applications were made for the first registration of private tenancies in July, August and September this year.

There were also 45,211 applications to renew private tenancies and 7,256 applications to renew Approved Housing Bodies tenancies, the RTB said.
