A land parcel on an offshore island is always a unique offering; one that offers as many advantages as disadvantages for an agricultural-land market that is as varied as it has ever been.
The latest offering from Skibbereen-based Charles McCarthy Auctioneers is a case in point. Located on Sherkin Island in West Cork, this 21.5-acre holding presents mixed-quality pastures located adjacent to the island’s main road and pier, ensuring the best possible access as well as the future possibility of building a house.
The road frontage is extensive, with the public road from the pier running almost the entire length of the holding’s western boundary.
Sherkin’s main pier is effectively surrounded on all land sides by this island land parcel. The island has a regular daily ferry service, with Baltimore just 15 minutes away and the main shopping town of Skibbereen another 15 minutes’ drive.
Sherkin still has an operating public house, a busy summer tourist trade and a third-level degree art course.
“There are two ruins of houses on the property,” says Charles. “They may mean getting planning permission to build a new house subject to planning permission, of course…. Being on the islands, you’re liable to get more by way of a renovation grant than you would do on the mainland.”
So far, most of the queries have been from local farmers but the cohort of dreamers and/or investors is not a negligible one. At a realistic price guide of €250,000 (€11,600/acre), it should interest all sectors.
