A farm that was last featured here on November 11 was sold at auction last Friday, November 22, at the auction rooms of GVM Auctioneers in Limerick City.

With a simultaneous online auction through lslauctions.com, the farm was offered in its three separate lots. The holding comprised 175 acres in total in Co Clare — a convenient distance from Limerick City.

Lot 1 was a parcel of 80 acres of quality land at Kilmore, 12km north of Limerick city centre, on the road to Broadford. The lot had extensive road frontage onto the R465 but also had three rights of way traversing, according to auctioneer Tom Crosse. Well laid-out in easily managed divisions, it also had outbuildings and a derelict house, which had been burnt in a fire. With a guide of €900,000, it sold under the hammer at a very respectable €770,000 (€9,600/acre).

Lot 2 consisted of 40 acres adjacent to Tulla, 20km northwest of Lot 1. It was mixed in quality but an excellent location with good road frontage, with a hay barn and ancillary sheds. It also sold under the hammer at €490,000 (€12,250/acre), corresponding to its pre-auction guide price.

Lot 3 was 56 acres of forestry in the townland of Capanaslish, about 1.5km north of Lot 1 on the R465. According to Tom Crosse, there was limited access to part of it and the species type was mixed in quality. It reached €210,000 on the floor before it was withdrawn. It sold immediately afterwards to the highest bidder, however.

In these days when many properties exceed their guide prices, the results might seem mediocre at first glance. However, this was a strong result, with all three lots selling for in and around the predicted values.

Speaking immediately after the auction, Tom Crosse said he was “delighted with the prices obtained”, saying 2024 was his best year ever for land sales, with multiple successful results through the year, before adding “more nice lots” are due in 2025.
