Coming up for public auction on Friday, November 22, is a large holding in three separate lots in County Clare, totalling 175 acres.
The sale will be carried out by GVM Auctioneers at the firm’s auction rooms in Limerick city centre, with a simultaneous online auction through lslauctions.com.
Lot 1 consists of circa 80 acres of quality land at Kilmore, approximately 12km north of Limerick city centre on the road to Broadford.
With extensive road frontage onto the R465, this holding offers superb access to what the agents (GVM) describe as excellent quality land, elevated and well laid out in easily managed divisions.
With a guide of €900,000, it’s a property that could easily exceed €1,000,000 (€12,500/acre) at auction. In addition to the quality land, there are outbuildings and a derelict house.
“There was a fire in the main house a number of months ago,” says selling agent Tom Crosse, “which is included with some ancillary sheds that need work.”
Lot 2 is a 40-acre holding approximately 20km northwest of Lot 1 adjacent to the village of Tulla. It too has excellent road frontage and contains a hay barn and ancillary sheds.
It’s in a zone of quality lands with potential for improvement from the next owner.
“This is good quality land,” says Tom, “but it has been let for many years and its condition reflects that. We’re guiding around €500,000 (€12,500/acre) on this lot.”
The third lot is in the townland of Capanaslish, just 1.5km north of Lot 1 on the R465. It comprises approximately 56 acres of land which is all in forestry plantation.

This is a property where the likelihood of one buyer purchasing the entire is not strong.
Even though Lots 1 and 3 are not far from one another, they are very different prospects that will attract different buyers. With Lot 2 being half an hour’s drive from the others, it’s also likely to attract different buyers.
