Located close to the Cork border in south Co Limerick, a substantial, quality farm is new to the market with Carrick-on-Suir based auctioneers Shee & Hawe.
The 92-acre holding is in the townland of Ballinacourty, Kilfinane, approximately 13km northwest of the vibrant town of Mitchelstown (from where there is access to the M8 Dublin-Cork motorway), 11km from Kildorrery, 16km from Kilmallock and 60km from Cork City.
This is a very busy agricultural area, featuring a healthy mixture of dairying, beef cattle and tillage, and a property of this size certainly doesn’t come on the market too often.
“It’s 92 acres of top-quality grassland,” said selling agent David Shee of the property. “It’s divided into two parcels, both of which are enclosed by mature hedging or wire fencing – ideal for grazing or farming.”
The public road provides a natural division of the farm, affording it a great deal of road frontage, as well as making it conducive to selling in two separate lots of 50 and 42 acres.
These two lots would be very even in terms of quality, Mr Shee said: “They’re both very good and the division provides a nice balance in terms of size as well.”
It will all depend on how interest develops over the coming weeks. So far, according to the agents, there have been a good number of enquiries, with a lot of them from local sources, but a quality piece of Golden Vale land such as this will also attract bidders from farther afield.
“It’s been mostly local interest so far,” says David, “but we’d expect there to be plenty of interest from outside too, given its location, access and proximity to the motorway.”
There’s no doubt of the vibrancy of the agricultural land sector at the moment and large holdings such as this one have been the focus of much attention in recent years.
Form would suggest that it will sell in one lot, and given current prices of good land in the area, it should achieve between €18,000 and €20,000/acre.
