There should be a good turnout of clients at the offices of REA John Lee in Newport, County Tipperary on Wednesday the 11th of December next for the public auction of a 40-acre land parcel in a much sought-after part of the Golden Vale.
The holding in question is in the townland of Cooleen, County Limerick – approximately 2.5km south of the village of Birdhill and close to the M7 Dublin-Limerick motorway. Ballina is 7.5km north and Limerick City centre is approximately 20km.
This part of the province is an area of a vibrant agricultural scene mixed with well-planned urban expansion out from Limerick City. With the relatively new motorway running alongside, towns such as Birdhill, Castleconnell and Ballina/Killaloe have felt the benefits of an expanding local economy and centre of learning.
This is also part of Munster’s lush pastureland and the combination has led to the area becoming something of a hot zone in the agricultural land market and this auction – the last one of the year for REA John Lee – will be an interesting marker as 2024 comes to a close.
“There’s a tarmac road right-of-way access into it,” says selling agent James Lee. “It’s all in one division and it’s of very good quality. It should be in good demand… we're expecting a good bit of local interest, but that we’d also have some outside interest as well.
“I would expect that we’d achieve a price in the region of €12 to €13,000 per acre.”
