Located 13km southwest of the West Cork town of Macroom, a 180-acre farm is new to the market with Macroom-based auctioneer Killian Lynch.

The property contains a mixture of land qualities — ranging from very good grassland to land that would be more suited to forestry.

“Of the 180 acres of land here, there are about 120 acres of it under grass,” says Mr Lynch.

“This is a mixture of newly reseeded fields and some rough grazing.

"The balance of lands would probably be suitable for afforestation.

"All of the lands have been newly fenced in the last couple of years — and to a very high standard.”

There is good road access to the property and the River Lee forms the northern boundary. This is an area of vibrant agricultural activity, with dairying being the dominant sector.

In addition, there’s a tall two-storey house with a farmyard and collection of outbuildings — all of which give it significant added value.

“The buildings are old stone outbuildings,” adds Mr Lynch.

“They’ve all fallen into disrepair and the house — Clonmoyle House — is about 1,400sq ft and of stone construction. It’s in need of renovation but it’s close to the road … and we haven’t ruled out the possibility of selling in lots.

“A lot of the surrounding farms are engaged in dairying or drystock farming and there are also entitlement coming with the farm; 68.6 with a base unit value of €121.49 each.”

The price guide of €950,000 (€5,300/acre) offers tempting value for such a large holding.
