A 122-acre land parcel near Kilmallock, Co Limerick, coming up for public auction will surely bring a crowd for the opportunity to acquire a large holding of quality Golden Vale grassland.
The property is at Graiganster, just 2km south of Kilmallock and 35km south of Limerick City.
It will be put on sale at Kilmallock Mart on Friday, November 22, with Richard Ryan of GVM Auctioneers, with online bidding taking place simultaneously via the LSL Auctions online platform.
The farm is to be offered in four lots, as well as the entire holding:
Lot 1 consists of 43 acres with a residence and farmyard. The house is a two-storey dwelling, which is habitable but which is in need of modernisation, according to the selling agents. Accommodation includes an entrance hall, sitting room, kitchen/dining room, back kitchen, boot room, shower room and four bedrooms.
Lot 2 is 37 acres of land. Lot 3 is 41 acres. Lot 4 is 80 acres with a residence and farmyard (a combination of Lots 1 and 2). Lot 5 is the entire farm.
“It’s a top-class farm,” said Richard Ryan. “We sold a farm across the road from it last year. It was 91 acres, and it made €1.7m (€19k/acre). The house is a bit dated – it’s habitable, but it would benefit from a revamp.”
So far, there appears to be good interest in the property but as with all public auctions, much of that won’t be revealed until the day itself.
“It’s hard to know yet,” says Richard, “but we’ve had a good lot of enquiries on the property.”
GVM has had a very impressive run of auctions of late, with more to come in the coming weeks. A 30-acre holding near at Riddlestown Rathkeale sold for €19,300/acre under the hammer, while a 15-acre parcel at Wolfeburgess Rathkeale achieved almost €21,000/acre at auction.
In this case, the rarity of the size and quality involved might favour it all being sold in one lot. The price expectation is €15,000/acre.
