New to the market with Clonmel-based auctioneers P F Quirke & Co, a 100-acre farm is already catching the eye of a number of potential buyers, according to selling agent Pat Quirke.
“In this case, like with so many farms, the younger generation have gone to different parts and they aren’t there to carry on the tradition in the family — hence it is now being offered for sale,” says Mr Quirke of this large holding, located roughly midway between Fethard and Cashel.
This part of Munster is certainly no stranger to strong land prices, with some of the most desired pasture in the country, with this holding constituting a good example of Golden Vale greenery.
“It’s very good ground, and it has a nice house, which is in need of some modernisation,” Mr Quirke says.
The home is centrally located in the farm and consists of a large stone-built period dwelling. Accommodation includes an entrance hall, sitting room, living room, kitchen/dining room, wet room and bedroom on the ground floor. Upstairs, there are four more bedrooms.
There is no possibility of purchasing this farm in lots, the agent points out.
“It doesn’t lend itself to subdivision,” says Mr Quirke. “It’s a very square block of ground and the house is located well within it. The yard is to the rear of the house and there are farm roadways emanating from there all around the farm.”
The collection of outbuildings is also impressive, and these include a four-span hay barn with lean-to structure, a modern three-span slatted shed with lie-back area and good cattle handling facilities, a three-span machinery shed with single-span storage shed attached and a number of assorted stone and barn-style buildings.
There is good access to the fields via the farm roadway and excellent road frontage means access is not a problem. Fethard is 8km to the south-east, while Cashel is 10km to the north-west of the farm.
The holding comes with annual entitlements that were worth €10,360 in 2023 and the price guide €1.8m (€18,000/acre).
