A prime substantial holding on a main road always piques general interest in the farming community, with great access assured for those who are looking at an outside farm.
With the new 72-acre listing from Dungarvan-based auctioneers Harty & Co, the farm in question has a few more strings to its bow to ensure plenty of punters will have a close inspection.
The holding is in the townland of Windgap, which is approximately 6km from Dungarvan, Waterford’s beguiling county town.
With the N25 running through the lands, the elevated position on the main road to Cork offers superb views over Dungarvan Bay. The fact that there’s a scenic layby right next door tells its own story in this regard.
The farm is presented in four lots: Lot 1 consists of 10.83 acres; Lot 2 is 22.7 acres; Lot 3 comprises 40 acres with a bungalow and farmyard; Lot 4 is the entire holding.
“We’ll see what works best for the market,” says selling agent Margaret Harty. “It’s all very good grazing land and there has been silage cut on almost all of it. There’s an underpass going under the main road, connecting the farm.”
The reaction from the market has been good so far, she says. “There’s been a reasonable amount of interest,” says Margaret. “There’s local interest and this is also a property that might suit somebody looking for a house and a sun lounge.”
The bungalow was built in the 1980s and is in good condition throughout. Accommodation includes an entrance porch, hallway, living room, kitchen/dining area, utility room, lounge, conservatory, dining room, bathroom, integral garage and four bedrooms.
There is a patio, workshop, tarmacadamed drive and mature landscaped garden.
“There is an old farmyard,” says Margaret, “and it has some old stone buildings that can be of use.”
The price expectation for the land is between €10,000 and €13,000/acre, with the house expecting to fetch in the region of €350,000.
It’s also possible that the house might be sold on one acre, the selling agent says.
