Coming up for auction on Friday, October 25, is a 47.5-acre holding in the townland of Cruttenclough, near Castlecomer, Co Kilkenny.
The farm is approximately 7km east of Castlecomer and 23km from Carlow town.
“It’s a good grass farm,” said Castlecomer-based auctioneer Joseph Coogan. “It would be a good place to graze cattle, and some of the land adjacent to it is planted with forestry.”
The holding is in the heart of an agricultural area with a mixture of dairy farming and beef cattle farming in a roughly 50-50 split. Tillage accounts for a smaller proportion of the local agricultural activity.
“You would graze that land from the end of April until mid-October,” says Joseph. “That’s the normal grazing period for it.”
The public road runs alongside the property and it will be offered in two lots on the day of the auction, which takes place in the auction rooms of the selling agents.
Lot 1 consists of 32 acres with extensive road frontage in eight divisions with a water supply from a well and stream.
Lot 2 is a 15.5-acre plot in three divisions, also with good road frontage.
Lot 3 is the entire holding.
There are already enquiries into the farm and it will be interesting on the day to see by how much the modest price guide of €8,000/acre will be exceeded. Going by recent sales in the area it’s what one would expect but all will be revealed on the day itself.
